Durango, Colo.
Located three miles north of Durango Mountain Resort, Mill Creek Lodge Estates is the latest development in this area's rich history. The site was once a stagecoach stopover from Durango to the mining town of Silverton. In the Fifties, the original Lodge was built and the owners installed a rope system to tow skiers to the top of Coal Bank Pass. It served as the region's only ski area until Purgatory opened in 1965.

The old corrals and other hints of history still exist on the property, but the original building burned in the mid-Seventies. New owners rebuilt the 3,900-square-foot lodge -now the centerpiece of 80-acre Mill Creek Lodge Estates-which was run as an inn until last year.

Each of the 11 properties in Mill Creek Lodge Estates is being sold as fractional ownership in seventh shares, with undivided interest in fee simple title. That gives each owner all tax benefits and legal right of property ownership. Only one 1/7 interest is available in the Lodge, but five of the 10 lots (from 3.5 to 5.5 acres) are still for sale.

The Lodge is completely furnished and has three bedrooms (each with its own bathroom), a lofted bunkroom and a half-bathroom on the main floor. The kitchen flows into the great room. Excellent views of the Needles and Spud mountains can be enjoyed from the deck where there is a jacuzzi and a gazebo.

All home and property maintenence are provided through Mill Creek Management Company and are paid for by monthly assessment fees. The 10 homesites in the Estates will be developed with rustic-styles homes similar to that of the Lodge. The Lodge itself may have changed, but its rustic roots remain.

Owners will enjoy more than two miles of maintained trails that wander through five trout ponds, Mill Creek falls and 26 acres of preserved land.

You share home ownership with up to six other groups, so you may not always get your first choice of weeks when you can use the home.
