This single-family cottage is one of 98 homes in the new Pitchfork Development, just a few minutes' walk from the base of Crested Butte. The steeply pitched roof, gracious porch and simple design befit the mountain setting-unobtrusive in size and style. Pitchfork is the work of Coburn Development, an award-winning architectural design firm that strives for aesthetically low-impact plans that blend with existing architecture. Coburn builds with the concept that "less is more" in terms of materials and subsequent upkeep. The pedestrian-friendly neighborhood mingles a variety of shapes and sizes, all of which exhibit Western mountain architecture typical of Crested Butte. The 879-square-foot layout includes two bedrooms, one bath, full kitchen with breakfast nook, living room, den, laundry room and entry room. Although this particular model is small and cozy, extra space comes with the luxury of a basement, a storage room, a pantry and a one-car garage. Pitchfork Development also offers two larger designs: three-bedroom, 1,500-square-foot homes that list for $328,000 and three- and four-bedroom, 2,000-square-foot homes, that range from $398,000 to $450,000. This cottage and the Pitchfork Development are well-suited to snow country. The pitched metal roof and weather-resistant exterior will withstand the mountain elements. Landscaping is covered in the cost and the streets are plowed by the town of Mt. Crested Butte.

PROS
The home offers good value, especially considering the prime mountain views and convenient location-it's a short walk to the ski area and a five-minute bus ride to town.
CONS
Although there are a variety of homes, 27 of them are deed-restricted to local residents and nine of those can be sold for an increase of only 3 percent per year plus inflation. DETAILS LOCATION In Mt. Crested Butte, across from the base of the ski area.
