Anybody familiar with Utah real estate knows there must be a catch when a 2,700-square-foot home costs $300,000. And there is: In winter, you must snowmobile on an unplowed road to the house, which is situated in a grove of aspen and Douglas fir 10 miles from Park City. "If you were in town, it would take close to a million dollars to find a lot like this," says Jeff Camp of Prudential Coleman Real Estate.

The house is one of 250 built in a subdivision of 850 lots called Pine Meadows Ranch. Most properties are accessed by snowmobile or snowcat, an isolation that many of the area's denizens enjoy. The building has rough-hewn log siding, maple cabinets, tile floors and a two-car garage. It covers three levels and gets a 180-degree view for as far as 50 miles.

Vacant land and new houses are the hot tickets in Park City these days, says Camp. "I think there's a huge niche in our market right now to buy older product and fix it up and sell it, because everybody wants instant satisfaction, and they don't want to deal with that." Case in point: An old miner's cabin in downtown Park City, within walking distance of the lifts, might go for $250,000—cheap by local standards.

Durango, Colorado
Near Purgatory Ski Resort

This house sits halfway between Durango and Purgatory Ski Resort (12 miles to either one) in the Animas River Valley, a dramatic cleft leading out of the San Juan Mountains.

"Durango doesn't have the really high price-per-square-foot that nearby Telluride does," says Gina Piccoli, an agent with Coldwell Banker Heritage House. "It's more of a real town. Our average sales price for a single-family home is $170,000."

That makes this house high-end. Set on 6 acres at an elevation of 7,000 feet, the 5-year-old, milled-log home includes a large deck with views across the river. The interior includes a moss-rock fireplace, wide-planked wood floors and a saltillo tile entry. Goldfish inhabit the property's three warm-spring ponds, which remain open all year.

Durango was discovered in the early Nineties when many world-class mountain bikers made it their home. "It was a surge at the beginning of the decade, from '89 to '94 during the big California influx," says Piccoli. "Since then it's been a much more steady market, perhaps an average of 5 percent per year appreciation."

Condo sales at Purgatory have strengthened since a recent change of resort ownership, but 35-acre tracts are moving slowly. "There's a little bit of a glut in those," says Piccoli.
